Coordinating the transaction, not replacing its licensed participants

Buying or selling residential property in Turkey involves several parties whose roles are fixed by law: a licensed real estate agent for the listing or search (since Turkey's 2024 real estate agency regulation), a licensed appraiser for the mandatory valuation report on a foreign-buyer purchase, and the Land Registry Directorate (Tapu Müdürlüğü), which alone reviews and executes the title deed (tapu) transfer. FTurkey is a consulting and coordination company — not a licensed real estate agent, not an appraiser and not the land registry — and helps buyers and sellers organise the process and communicate with these parties within an agreed written scope.

Due diligence before signing anything

Before committing to a purchase, it is worth confirming the title deed's registered owner and any encumbrance (mortgage, lien, easement or court annotation), the property's zoning status and building compliance (iskan/yapı kullanma izni), and, for property near coastlines, borders or military zones, whether the parcel requires the military clearance check that applies to some foreign-buyer transactions. FTurkey can help organise this document review and coordinate independent legal counsel where a title or zoning question needs a lawyer's opinion, but does not itself certify title or interpret zoning restrictions.

From accepted offer to title deed transfer

Once terms are agreed, the mandatory valuation report (for a foreign buyer) is obtained, outstanding property taxes and dues are cleared, and the parties — or an attorney holding a power of attorney where one party cannot attend in person — appear before the Tapu Müdürlüğü to sign and register the transfer; a sworn interpreter is generally required at that appointment for a party who does not speak Turkish. FTurkey can help schedule this appointment, organise the required documents and translations, and coordinate interpretation, but the land registry official alone verifies the file and executes the transfer.

Timelines, price and what is not guaranteed

Land registry appointment availability, the time needed to obtain a valuation report, and how quickly any encumbrance or documentation issue can be resolved all affect the closing timeline. The agreed sale price, financing arrangements and the seller's or buyer's willingness to proceed are matters between the parties; FTurkey does not guarantee a particular price, a closing date or that a specific property will remain available during negotiation.
