A legally required step for foreign buyers, not an in-house estimate
Turkish regulation requires a licensed valuation report — prepared by an appraisal firm authorised by the Capital Markets Board (SPK/CMB) — before a foreign national can complete a property purchase in Turkey; the same type of report is also commonly requested for a mortgage application, an inheritance matter, an insurance claim or simply to benchmark an asking price. FTurkey is a consulting and coordination company, not a licensed appraiser, and does not itself determine or certify a property's value. What FTurkey does, within an agreed written scope, is help you understand what a valuation involves, prepare the property documents an appraiser will need, and coordinate access to a licensed appraisal firm suited to the property type and location.

Share the property's address, title deed (tapu) information or block/parcel (ada/parsel) numbers, property type (residential, land, commercial), and — importantly — why you need the report: a purchase for a foreign buyer, a bank mortgage application, an inheritance division, insurance purposes, or a general price check before listing or negotiating. The purpose affects which report format and which supporting documents an appraiser and, where relevant, the receiving authority or bank will expect.
Coordination with a licensed appraisal firm
Within the agreed scope, FTurkey can coordinate an introduction to a licensed appraisal firm suited to your property's location and type, organise the site-visit scheduling, and help translate and format the resulting report. The physical inspection, the comparable-sales analysis and the final value opinion are the appraiser's own licensed work, conducted independently under SPK/CMB rules; FTurkey does not influence, review for accuracy or dispute the appraiser's conclusion, and cannot request a specific figure.
What the report is used for next
A valuation report produced for a foreign-buyer purchase is submitted as part of the title deed transfer file at the Land Registry Directorate (Tapu Müdürlüğü); one produced for a mortgage application is reviewed by the lending bank, which may commission its own separate valuation regardless of any report you already hold. FTurkey can help route the finished report to the relevant next step — a purchase transaction, a bank file, or your own records — but the receiving authority or bank makes its own independent use and assessment of it.
Timelines and what cannot be promised
Appraisal firms schedule their own site visits and report preparation, typically within a matter of days once access to the property is arranged; unusual property types, disputed boundaries or incomplete title records can extend this. No particular valuation figure, report turnaround time, or bank or authority acceptance of the report can be guaranteed by FTurkey at any stage.
