Getting into a lease correctly, once — not ongoing management

What belongs in the lease agreement

Turkish residential leases are subject to statutory tenant-protection rules — including limits on how much rent can be increased at renewal, tied to a published index, and notice requirements for either party to end an unfixed-term lease — that apply regardless of what a private agreement states. A written lease should clearly set the rent, deposit amount and how it is held, the parties' maintenance responsibilities, the lease term and renewal terms, and which recurring building charges (aidat) fall to the tenant versus the owner. Registering the lease and the tenant's move-in

A residential lease in Turkey should generally be reported to the tax office (for rental income declaration purposes on the landlord's side), and the tenant typically needs to register their address with the population registry after moving in for residence-permit and municipal purposes. FTurkey can help organise these registration steps within the agreed scope, but the tax office and population directorate, not FTurkey, process and record them.

Timelines and what is not guaranteed

How quickly a suitable rental is found, or a suitable tenant secured, depends on the local market, the budget or rent set, and the specificity of requirements on either side; a particular property remaining available, a landlord accepting a given offer, or a tenant meeting a target rent are all outcomes between the parties, not something FTurkey controls. Once signed, this service concludes; ongoing rent collection and tenancy management are covered under FTurkey's separate real estate management service if needed.
