Ongoing management for an owner who already has, or wants, a tenant in place
Once a property in Turkey is let out, someone still has to collect rent, respond to maintenance issues, communicate with the tenant and keep basic financial records — work that continues for as long as the tenancy lasts, unlike a one-off rental search or lease negotiation. FTurkey's real estate management and rental management service supports property owners, particularly those living abroad, with this ongoing coordination within an agreed written scope. FTurkey does not itself act as a licensed real estate agent or as your accountant; management coordination is organised alongside, and does not replace, those licensed roles where they are required.
Tell us about the property and what "management" should cover
Share the property's location and type, whether it already has a tenant or you are still looking for one, and which recurring tasks you want covered: rent collection and transfer to you, coordinating repairs and tradespeople, communicating with the tenant on day-to-day issues, paying recurring charges such as the building's shared-expense fee (aidat), or periodic property inspections. Ongoing management can be scoped narrowly (rent collection only) or broadly (a full day-to-day point of contact); the written scope should say which.
Rent collection, maintenance and the building's own management
Within the agreed scope, FTurkey can coordinate rent collection and transfer, arrange access and quotes for maintenance or repair work through local tradespeople, and liaise with the property's own building or site management (site yönetimi) on shared-building matters such as the aidat and common-area issues — a body FTurkey does not control and cannot direct. Any repair above a routine, pre-agreed threshold should be approved by the owner in writing before work proceeds, and material property damage or a tenant dispute may require escalation beyond routine management.
Tax and reporting obligations remain the owner's
Rental income earned in Turkey generally must be declared annually as income from immovable property (gayrimenkul sermaye iradı) to the Turkish tax authority, with its own deadlines and allowable deductions; FTurkey is not an accountant or tax advisor and coordinates with an independent certified accountant (mali müşavir) for the actual tax filing, which remains the owner's legal responsibility. FTurkey can help keep the rent-collection records organised so that filing is straightforward when coordinated with your accountant.
Timelines and what is not guaranteed
Ongoing management is a continuing service rather than a fixed-duration project, and its pace depends on how often issues actually arise — a quiet month needs little coordination, while a maintenance emergency or a tenant dispute needs more. FTurkey does not guarantee uninterrupted occupancy, a particular rent level, that a tenant will pay on time, or that a building's own management body will act on a shared request within any set period.
