Buying property in Turkey with borrowed funds usually means either a Turkish bank mortgage (konut kredisi) or financing arranged through a lender outside Turkey; either way, the decision to lend, the interest rate, the loan-to-value ratio and any conditions attached are the lender's own determination, not FTurkey's. FTurkey is a consulting and coordination company, not a bank, and cannot approve a loan, guarantee an interest rate or commit any lender to a decision. Share the property you are considering or its price range, your nationality and residency status, whether you already have a Turkish tax number and bank account, and roughly how much of the purchase price you expect to finance versus pay in cash. Foreign-national mortgage eligibility, maximum loan-to-value ratios and required income documentation vary by bank and depend in part on reciprocity between Turkey and your country of citizenship; FTurkey can help identify which banks are, in principle, open to your profile before you approach one directly.

Comparing Turkish mortgage options

Turkish banks offer Turkish-lira and, for some borrower profiles, foreign-currency-linked mortgage products, each carrying its own interest-rate structure, term length and fee schedule; participation banks (katılım bankaları) offer profit-and-loss-sharing financing structures instead of conventional interest. A mortgage also requires the SPK-licensed valuation report described under FTurkey's real estate valuation service — the bank commissions or accepts this independently and may value the property differently from a report you already hold. Coordinating the application, not the bank's decision

The bank's own credit committee reviews the file, applies its risk and compliance policies, and decides whether to approve the loan, on what terms and at what rate; this determination cannot be delegated to or influenced by FTurkey, and no approval, interest rate or loan amount can be promised in advance.

Timelines and what affects them

Document completeness, the bank's own processing queue, the property's valuation outcome and, in some cases, central bank or regulatory requirements in force at the time all affect how long a mortgage application takes to resolve. A change in the target property, a lower-than-expected valuation, or missing income documentation can require restarting parts of the process.
