Preparing a credit application, not deciding its outcome
Applying for a housing loan (konut kredisi), a business loan or a personal loan in Turkey means submitting a file that a bank's own credit department will score and approve or decline. FTurkey is a consulting and coordination company, not a bank or lender, and cannot approve a loan, set an interest rate or influence a bank's lending decision. Within an agreed written scope, FTurkey can help you understand what a given loan type typically requires, organise your documentation and coordinate the application process so your file is complete and consistent before it reaches the bank.
Understanding your credit profile before you apply
Turkish lenders check an applicant's credit history through Findeks, the national credit bureau report, which combines a credit score with a record of past and current debts, credit cards and repayment behaviour. FTurkey can help you understand what a Findeks report shows and how factors such as income stability, existing debt, employment type and, for foreign nationals, residency status and income source in Turkey typically factor into a bank's assessment. FTurkey does not have access to alter or dispute Findeks records on your behalf; corrections to bureau data are handled directly between you, the reporting bank and Findeks.
Matching the application to the loan type
Housing loans, business loans and personal loans each involve different documentation and collateral expectations: a mortgage typically requires a valuation of the property (ekspertiz) and title deed information, a business loan often requires company financial statements and cash-flow history, and a personal loan usually focuses on payslips or tax records and existing debt load. FTurkey can help identify which documents are typically requested for the loan type you are pursuing and in what format, so nothing obviously missing delays the bank's own review.
Coordinating the submission and follow-up
Within the agreed scope, FTurkey can help translate supporting documents, organise the application package, and coordinate communication with the bank or, where used, a mortgage broker regarding required updates. Approval, interest rate, loan-to-value ratio and repayment terms are set solely by the lending institution based on its own risk policy and current regulatory requirements set by the Banking Regulation and Supervision Agency (BDDK); these can vary between banks and change over time, and no specific rate, amount or approval outcome can be promised in advance. For foreign nationals, eligibility for certain loan types, such as mortgages, may be more limited than for Turkish citizens and depends on the individual bank's policy.
What this service does not include
FTurkey does not lend money, does not guarantee approval, and does not provide the property valuation, notarial or title deed transfer services that a mortgage separately requires; these are coordinated as distinct, licensed functions alongside this service where relevant. Refinancing, debt restructuring or dispute resolution with an existing lender falls outside this scope unless separately agreed.
