FTurkey's commercial real estate consulting helps foreign businesses and investors organise this comparison and coordinates with the licensed professionals who search, verify and close a transaction. FTurkey is not a licensed real estate agency (gayrimenkul danışmanlığı yetki belgesi holder) and does not itself broker transactions; property search, listing access, viewings and formal brokerage are coordinated with licensed local agents.
Describe the space and the business need
Share your intended use (office, retail, warehouse, production), required size, preferred locations, budget range, and whether you are considering a lease or a purchase. Note any operational requirements that affect suitability — loading access, power capacity, zoning-permitted activities, parking, or proximity to specific infrastructure. If you already have a shortlist of properties or an offer in hand, share the details and any deadline attached to it.
Coordination with licensed real estate agents and other professionals
Within the agreed scope, FTurkey can coordinate an introduction to licensed local real estate agents for property search and viewings, and to independent professionals — a lawyer for lease or purchase agreement review, a certified appraiser for a valuation, or a surveyor for a technical inspection — suited to the transaction and language needs. These professionals, not FTurkey, conduct the licensed brokerage activity, issue valuation reports, and review or draft binding legal documents. FTurkey's role is to organise your search criteria, coordinate communication between you and these professionals, and help you compare the resulting options on a consistent basis.
Practical support within the agreed scope
Within an agreed written scope, FTurkey can help prepare a comparison of shortlisted properties covering rent or price, lease term, VAT treatment, service charges and stated zoning use, and organise the documents needed for due diligence such as title deed records and any registered encumbrances. Coordinating a title deed (tapu) transfer at the land registry, or reviewing a long-term lease with renewal and rent-escalation clauses, are significant steps that should be scoped explicitly and, where legal review is needed, coordinated with independent counsel.
Timelines and negotiation
Landlord or seller responsiveness, the complexity of any due diligence findings, and land registry processing times affect how quickly a transaction can close; none of these are controlled by FTurkey. Negotiated terms, purchase price and lease conditions are agreed directly between the parties; FTurkey does not guarantee a particular price, rent level or that a specific property will remain available during the search.
Scope boundaries
FTurkey is a consulting and coordination company. Licensed brokerage, binding valuations, and legal review of purchase or lease agreements are the responsibility of the independent licensed professionals engaged for the transaction. FTurkey's fees, deliverables and role are defined in a written scope agreed before work begins, and a change in transaction type — for example, moving from a lease search to a purchase negotiation — may require revising that scope.
