Match the district to your actual purpose — rental income, personal holiday use, or long-term residence — rather than choosing on beach photos alone.

Seasonal Rental Yield vs. Long-Term Tenancy

A coastal apartment can be rented short-term to tourists during the summer season at significantly higher nightly rates than a long-term annual lease would generate, but this requires active management (or a management company's fee), carries higher vacancy risk outside peak season, and in some buildings and municipalities is subject to specific short-term rental registration rules. Model both scenarios' realistic annual income before assuming short-term letting is automatically more profitable.

Building Age and Coastal-Specific Wear

Coastal properties face faster wear from salt air and humidity than inland buildings, particularly on balconies, railings and exterior finishes — factor a realistic maintenance budget into your ownership costs, and inspect these elements specifically during a viewing rather than only the interior finishes.
